What to Do 24 Months Before Buying in NYC
A practical two-year preparation checklist for credit, cash, documents, property research and your professional team.
A practical two-year preparation checklist for credit, cash, documents, property research and your professional team.
Months 24–18: build your baseline
Review your credit reports, monthly spending, debts and savings. Address errors through the appropriate reporting process. Decide how much cash you want to retain after a purchase and create separate targets for down payment, closing costs, moving and reserves.
Write a first version of your search brief and note what could change over two years. This is a planning horizon, not a universal loan requirement or a promise that every buyer should take two years.
Months 18–12: test the trade-offs
Compare actual apartments across ownership types using the full monthly cost. Track charge and tax dates and label missing figures. Visit areas using your own commute and daily needs. Learn which building rules could affect intended occupancy, pets, renovation or rental use.
Speak with a lender or housing counselor about your circumstances and documentation needs. If income or assets are complex, ask what records to preserve and which decisions could affect underwriting. Avoid changing finances based on generic internet rules.
Months 12–6: turn the brief into a plan
Interview agents and attorneys, compare proposed services and fees, and clarify when each should become involved. Organize documents in a secure location. Revisit your reserves and projected ownership costs as actual information becomes available.
A hypothetical buyer planning to rent a unit later might discover a building’s current subletting limits before committing to that search. An agent can help obtain the policy; the attorney should assess its meaning and enforceability.
Months 6–0: refresh rather than assume
Ask lenders what preapproval and property review are appropriate when you are ready to act. Refresh documents, quotes and building information; a two-year-old budget is not current underwriting. Maintain a contingency plan if the right property is not available.
Do not rush solely because a self-imposed countdown ends. Use the transaction timeline to coordinate a real purchase after selecting a property.
