NYC Home Buying Timeline

Map the major stages of a purchase and the dependencies that can affect your schedule.

Plan a purchase around milestones and dependencies, then confirm dates with the people responsible. Use this as an organizing framework rather than a promised duration.

Prepare Define your search, budget, and team. If financing, ask lenders what information they need and which conditions remain. Decide how you will track documents and updates.

Search and compare Tour properties, record questions, and compare total costs and documented rules. Allow time to revisit a property or clarify an important issue.

Offer and review Discuss proposed terms with your agent and legal questions with your attorney. Ask when building and contract review should happen for the actual transaction.

Contract, financing, and building process Have your team identify required steps, deadlines, and dependencies. Track the responsible person and next action for each. Ask what happens if a date cannot be met.

Prepare to close Request a final task list covering documents, funds, insurance, walkthrough, and logistics as applicable. For a covered mortgage transaction, use the CFPB’s Closing Disclosure explainer to compare the final loan terms and costs with earlier estimates.

Move Coordinate building permissions, movers, access, and utilities. Keep backup arrangements if the closing or move date is still provisional.

Your next step: create a milestone tracker with columns for target date, confirmed date, owner, and unresolved dependency.

General educational information. Your contract and professional team determine the applicable obligations and timing.
