How to Work With Your Agent at Each Step of an NYC Purchase
Give your agent clear instructions, use shared decision records and keep legal and lending responsibilities with the right professionals.

Planning and search
Agree on budget assumptions, must-haves and trade-offs. Tell the agent which information may be shared and which requires permission. Your lender can assess financing; the agent can help translate your criteria into a search and flag building-specific questions.
After showings, record what you learned rather than only whether you liked the apartment. Ask the agent to distinguish observed facts, seller statements and items awaiting verification. Update the brief when your priorities change.
Offer and negotiation
Request a written comparison of price, financing, contingencies, proposed dates and included property. Decide your limits before negotiations become urgent. Authorize the terms you want submitted and ask for a record of changes.
For example, an agent might identify a timing term that matters to a seller, allowing you to assess a non-price trade-off. This is hypothetical, not evidence that a concession or lower price will result. Have your attorney assess the legal consequences.
Due diligence and application
Use a shared question log with an owner and deadline for each open item. The attorney reviews governing documents and legal risks; the lender reviews financing and project eligibility. The agent can chase missing documents and coordinate communications without substituting for those judgments.
For a co-op application, reconcile names, dates and figures against the underlying documents. Send sensitive documents through an appropriate secure channel agreed with the professionals handling them. Do not send account numbers or tax returns through our general inquiry form.
Closing and handoff
Ask for a calendar of remaining lender, attorney, management and walkthrough steps. Verify payment instructions directly through a trusted contact method, especially if instructions change. Your agent can document walkthrough questions for the attorney before closing.
After closing, retain the documents and management contacts you need. Review unresolved commitments with the responsible professional. An agent’s coordination may reduce avoidable confusion but cannot guarantee a closing date or eliminate legal, physical or financing risk.
