Should You Wait for Mortgage Rates to Go Down Before Buying in NYC?

Compare buying now with waiting using affordability, cash reserves and alternative price-and-rate scenarios—not a rate forecast.

Compare buying now with waiting using affordability, cash reserves and alternative price-and-rate scenarios—not a rate forecast.

There is no single rate that makes a purchase right

A lower mortgage rate can reduce principal and interest on the same loan amount. But the decision also depends on the purchase price, down payment, monthly building costs, taxes, insurance, your time horizon and the flexibility you need. Waiting is a choice with costs and benefits, not a guaranteed route to a cheaper home.

Start with the payment you can sustain today, including costs paid outside the mortgage. Do not justify a purchase solely on a future refinance. Refinancing depends on future qualification, equity, rates and fees; it may not be available or economical when you want it.

Run three scenarios on the same basis

Compare today’s actual option with two clearly labeled alternatives: waiting with a lower rate and unchanged price, and waiting with a lower rate but a different price. Add rent and saving during the waiting period. Keep loan term and ownership-cost assumptions visible. These are sensitivity tests, not predictions about prices or demand.

For illustration only, an $800,000 loan amortized over 30 years has principal and interest of about $5,322 at 7% versus $4,796 at 6%. That excludes taxes, building charges, insurance and fees. A changed loan amount changes the comparison. Use your own lender quotes rather than treating these illustrative rates as current offers.

When waiting can make sense

Consider waiting if the purchase would leave insufficient reserves, your intended ownership period is uncertain, or the payment only works under optimistic assumptions. Use the time to improve your cash position and define the properties you would actually buy. A mortgage preapproval does not establish your personal comfort level.

An agent can compare genuinely similar available properties and explain the trade-offs in terms and condition. The agent should not promise that rates will fall, prices will rise, or a bid must be made now. Ask for evidence and retain the option to walk away.

Your next decision

Request comparable Loan Estimates and ask whether the quoted rate is locked, for how long, and at what cost. If a refinance is part of your contingency planning, model its fees and break-even period separately. Buy only if the purchase works without relying on an uncommitted future loan.

Plan the cash needed to buy and use the buyer budget planner to test your assumptions.
