NYC Co-op Board Packages
Organize the application materials requested by the particular building and managing agent.
Use this checklist to organize a co-op purchase application. Confirm every requested document with the building’s current instructions; this guide is not a universal requirements list.
Get the current instructions Ask your agent or management contact for the application, checklist, submission method, fees, and point of contact. Ask which items apply to your purchase and which require signatures or third-party preparation.
Build a document tracker For each requested item, record the owner, status, due date, and secure delivery method. If the instructions request financial statements, references, employment information, or lender documents, clarify the required format before collecting them.
Check consistency Review names, dates, totals, signatures, and document versions. Ask your professional team how to resolve discrepancies rather than filling gaps with guesses. Keep a copy of what is submitted and confirmation of receipt.
Protect sensitive information Use the authorized secure channel supplied by the relevant professional or management office. Do not send tax returns, account statements, identification, or similar documents through a general website inquiry form.
Know your rights NYC’s fair housing guidance identifies co-op and condominium board members among those covered by housing discrimination protections. Seek guidance from a qualified attorney or the NYC Commission on Human Rights if you have concerns.
Your next step: request the building’s current checklist and create your tracker before requesting documents from others.
